Duball, LLC*, founded in 2004 by two long-term real estate executives, Marc Dubick and Steve Alloy, is one of the leading real estate developers in the Mid-Atlantic region with over three (3) million square feet successfully developed. Serving as Master Developer, development manager and investor, Duball bridges the gap between capital markets and the complex process of developing an asset. From gaining entitlements to capitalization, construction, asset management and disposition, Duball oversees the evolution of every project from start to finish. Its diversified leadership team combines decades of experience in construction, engineering, acquisitions, finance, and project management.

Capitalized by several institutional investment funds, Duball is committed to delivering a diversified real estate portfolio with assets ranging from unique for-sale product to high-rise mixed-use developments and income producing assets. Duball has benefited from a focus on exceptionally located urban infill development.  The team is actively pursuing additional opportunities to dedicate its proven track-record to exciting new projects in the Mid-Atlantic region.

Our Founders

  • Marc Dubick - Principal/President

    Marc Dubick, Principal/President, has over 37 years of experience as an institutional real estate investor and developer. Prior to Duball, Mr. Dubick served as Senior Vice President and shareholder of Lowe Enterprises, one of the country's largest real estate pension fund advisors. Following 17 successful years at Lowe, Mr. Dubick formed Duball, LLC in 2004. He has been directly involved in the acquisition, investment, development or redevelopment of over 3.5 million square feet of commercial, retail and residential properties.

    Mr. Dubick earned his J.D. from the Washington School of Law at American University, a BA in Economics from the University of Maryland, and graduated from the Gilman School in Baltimore. He has participated in the Urban Land Institute and the International Council of Shopping Centers. He is a licensed real estate broker in Virginia, DC, and Maryland.

  • Steven B. Alloy

    Steven Alloy joined Stanley Martin in 1991 and has been its President since 1998. Stanley Martin is one of the largest homebuilding companies in the mid-Atlantic region and engages in residential development, new home construction, mortgage banking, and title and settlement services. In 2017, Stanley Martin became a subsidiary of Daiwa House, one of the largest construction and real estate development companies in the world. Mr. Alloy is also a principal and founder of Duball, a developer of urban apartments, condominiums, and hotels in the Washington area. Outside of Stanley Martin, Mr. Alloy works to combat homelessness in the D.C. region. He is a Life Director and Past President of HomeAid Northern Virginia, the local chapter of HomeAid America. Mr. Alloy also serves on the Board of Directors and Executive Committee of Northern Virginia Family Services, one of the largest nonprofits in Virginia. One of the many NVFS service areas is homelessness prevention, which it performs by managing county shelters, providing case management, and managing other homelessness prevention services. Within his industry, Mr. Alloy has been a leader in his trade association, both as a Past President and a Life Director of the Northern Virginia Building Industry Association. He also serves on the Advisory Board of George Mason University’s Center for Real Estate Entrepreneurship.

Our Team

  • John Segreti - Principal/Executive Vice President

    John has more than 33 years experience in large-scale development and construction projects. Mr. Segreti has worked for such nationally known firms as The Bozzuto Group, The Clark Construction Group, and Shell Oil Company. He has been involved with a wide variety of product types including: office buildings; national museums; mixed-use projects; high-rise & garden-style multi-family projects; command and control facilities; offshore oil production platforms and several high security projects.

    Mr. Segreti joined Duball in early 2005 as the first development officer for the company.

    Mr. Segreti received a MS in Civil Engineering from Georgia Tech. and a BS in Civil Engineering with Honors from Virginia Tech.

  • Mitchell Yentis - Principal/Executive Vice President - Acquisitions and Finance

    Mitchell is a 28-year industry veteran specializing in real estate acquisitions, development and finance. Mr. Yentis has been directly involved in the acquisition and capitalization of over $1 billion in assets for institutional investors and owners such as AIMCO, a multi-family REIT, and Deutsche Bank/RREEF.

    Mr. Yentis joined Duball shortly after the company’s founding in 2004.

    Mr. Yentis earned a MBA from Columbia University and a BBA in Finance with Honors from the University of Miami.

  • Austin Gabel

    Austin Gabel - Acquisition & Development Manager

    Austin has 7 years of construction project management experience ranging from interior fit outs and base buildings for Blue Chip clients to large Mix-Use deals. Since joining Duball in 2020, Austin has worked as both the Construction and Development Manager for the RTC Phase II Mix-use project, and now as the Acquisition and Development Manager where he is helping with underwriting and capitalization efforts for future deals.

    Prior to joining Duball, Austin worked at JLB Partners, a large Multifamily Developer, where he worked in their construction office doing Project Mgt. & Pre-Construction, along with Design & Pre-Development efforts for new deals.

    Austin graduated from Virginia Tech’s Pamplin School of Business, double majoring in Finance and Business Mgt. with a focus in Entrepreneurship. He was also a four year Varsity Wrestler during his time at Virginia Tech.
